Reporting defaulted rent payments, unpaid bills to the credit bureaus

Q: When a renter defaults on rent payments and also leaves me with her pending bills, is it possible to have that person reported to the credit bureaus? How do I go about reporting it to the 3 main bureaus?
A: As a land lord, the one way to get someone reported to the credit bureaus, is to go through a collection agency. You would have to demonstrate a proof of unpaid bills and defaulted rent payments. Collection agency will report to the credit bureaus.
The other way is to obtain a judgement, and then it will go on credit record. Once you get a judgement and it is recorded in a courthouse, it is reported to the credit bureaus automatically. Needless to say, from the point of credit reporting, a judgement is much worse offense than a simple collection.
